How to Qualify

Important Qualifications to Consider

Purchasing a home is a big step towards a successful future. Curious if you qualify?  Curioso si calificas? 

There are important qualifications that you must meet to be considered for Habitat homeownership. Applicants must meet the following guidelines:

  1. Residency: Applicants must live or work in Loveland for one year prior to application
  2. Housing Need: For Example
    • Overcrowded conditions
    • Unsafe housing
    • Rent is more than 40% of your income
    • Receive subsidized housing or Section 8 vouchers
  3. Willingness to Partner:
    • Meet deadlines for application process
    • Attend classes once selected
    • Complete 200 “sweat equity” volunteer hours before moving into your home
  4. Ability to Pay for the Home:
    • Meet income range guidelines
    • Currently able to pay bills on time
    • No bankruptcy in past 2 years, no foreclosure in past 3 years
    • No outstanding liens, judgments or collections (non medical)
    • Be a US citizen or legal resident
  5. Meet Income Eligibility

2023 Income Guidelines stated above is equal to 40-80% of the Area Median Income (AMI) for Larimer County as determined by the Colorado Housing and Finance Authority (CHFA), plus homeownership expenses such as property taxes, HOA dues, and property insurance.   The eligible income is for all loan applicants (borrower and co-borrower).  Applicants are expected to both live in the residence and be liable on the Mortgage Loan.
